The #1 Reason to Not Wait Until Spring to Sell Your House

The #1 Reason to Not Wait Until Spring to Sell Your House by Steve Wadkins

Many sellers believe that spring is the best time to place their homes on the market because buyer demand traditionally increases at that time of year, but what they don’t realize is that if every homeowner believes the same thing, then that is when they will have the most competition!

The #1 Reason to List Your Home in the Winter Months is Less Competition!

Housing supply traditionally shrinks at this time of year, so the choices buyers have will be limited. The chart below was created using the months’ supply of listings from the National Association of Realtors.

As you can see, the ‘sweet spot’ to list your home for the most exposure naturally occurs in the late fall and winter months (November – February).

Temperatures aren’t the only thing that heats up in the spring – so do listings!

In 2017, listings increased by nearly half a million houses from December to June. Don’t wait for these listings to come to market before you decide to list your house.

Added Bonus: Only Serious Buyers Are Out in the Winter

At this time of year, only those purchasers who are serious about buying a home will be in the marketplace. You and your family will not be bothered and inconvenienced by mere ‘lookers.’ The lookers are at the mall or online doing their holiday shopping.

Bottom Line

If you have been debating whether or not to sell your house and are curious about market conditions in your area, let’s get together to help you decide the best time to list your house for sale. 702-281-8288

Bang for Your Buck Upgrades That Will Help Sell Your Home

Bang for Your Buck Upgrades That Will Help Sell Your Home by Steve Wadkins

When you’re ready to list your home for sale, you want it to look its best. But some upgrades are worth more than others if you’re talking about what appeals to a buyer. Fortunately, we know some quick and affordable tricks that will give your home the facelift it needs:
A fresh coat of paint. Nothing refreshes a home more than a new coat of paint. It’s a worthwhile and inexpensive upgrade that will more than pay for itself. A lighter color will also open up rooms, making your home seem brighter and more spacious.
Improved lighting. Replace your boring dining room light fixture with something eye catching. Use warm 60-watt light bulbs to make spaces feel bigger and brighter. Leave curtains open when the house is being shown, but make sure they look neat.
Clean flooring. Old or dirty carpeting is a turnoff, but replacing it can be expensive. In many cases, buyers prefer to replace it with hardwood floors. Instead of taking the risk on new and expensive flooring, have your carpets professionally cleaned and consider covering worn areas with attractive area rugs.
Updated kitchen. Kitchen renovations can be costly, but small upgrades like brighter lighting, a shiny new faucet and trendy new cabinet hardware can make a difference. Keeping counters cleared of small appliances and too much décor can make the work area appear more spacious.
Clean bathroom. Next to kitchens, updated bathrooms are among the most sought-after amenities. For under 100 dollars, you can replace an old toilet seat and shower curtain and hang fluffy new towels on the towel bars. Re-grouting tiles will make your tub and shower area look newer and replacing worn flooring with easily installed vinyl tiles will complete the remodel.
Curb appeal. Buyers can fall in love with a home based on their first impression. Keep lawns and shrubbery neat, add a pot of colorful blooms and paint or replace the front door to make it look inviting.

Expert Insights: If Faced With Foreclosure, What Are My Options?

Expert Insights: If Faced With Foreclosure, What Are My Options? by Steve Wadkins

Talk with your lender immediately. The lender may be able to arrange a repayment plan or the temporary reduction or suspension of your payment, particularly if your income has dropped substantially or expenses have shot up beyond your control. You also may be able to refinance the debt or extend the term of your mortgage loan. In almost every case, you will likely be able to work out some kind of deal that will avert foreclosure.

If you have mortgage insurance, the insurer may also be interested in helping you. The company can temporarily pay the mortgage until you get back on your feet and are able to repay their “loan.”

If your money problems are long term, the lender may suggest that you sell the property, which will allow you to avoid foreclosure and protect your credit record.

You could consider a Short Sale. This is where I would assist you into short selling your house. While this will not save your house, it is not as damaging to your credit rating as a foreclosure. Exhaust all other viable options before making a decision.

If you would like, call me 702-281-8288 and I can give you ALL options to help you.
